Are you thinking of selling your property?

Selling your home is one of the biggest decisions you will make in your life.

It should be an exciting and positive time for you. At REA Seamus Browne, we understand that your home means much more than just bricks and mortar, and choosing the right property professional is crucially important.

Qualified means quality

Instruct a qualified chartered surveyor and estate agent to value and market your property. All firms within REA are members of The Society of Chartered Surveyors Ireland (SCSI) and meet the most stringent ethical and conduct standards. We are fully qualified and client interests always come first.

There is some information we require to give you the best possible advice:

  • Professional survey and measurement of the property
  • Photographic shoot of the property
  • Title check - Freehold - Leasehold (Tenancy, if relevant)
  • Site plan / planning
  • Review inventory

Asking price and value

Once we have inspected your property and we will advise you of the approximate opinion of value & suggested asking price.

Choosing a methods of sale

Private Treaty, Public Auction, Online Auction or Sale by Tender. Each method has its own advantages and disadvantages. We will discuss the most suitable option for your particular property & advise you of our recommended best option.

Property Contract

We will create and exchange the property services agreement with you and your legal representative to ensure that everything is in order.

Professional Fee

We agree and confirm our sale fee (plus VAT.), payable in the event of a successful sale. There is also an additional listing/outlay cost for registration and marketing.

Marketing Campaign

We provide a marketing campaign specifically tailored to your property. This includes a colour brochure, For Sale signage within the boundary of your property and uploads on the various relevant websites. As well as being shared on our social media platforms, properties are also displayed in our office, ensuring your property is given the best coverage in the property market. We also advise you of discretionary optional extras for marketing your property including newspaper advertising.

BER Certificate

We discuss Energy Rating (BER Cert) Requirements. A BER Cert is simply an energy label for your home, similar to that on electrical appliances. The label has a scale of A-G. Since January 1st, 2009 a BER Certificate is compulsory for all homes being offered for sale or lease/rent. We can arrange this for you with the trusted surveyors we work with.

Your solicitor

We instruct your solicitor on your behalf. He/she will request title deeds from your bank/building society. We can suggest a local solicitor from a trusted panel if you do not have one.

Prepare your property for viewing

Reporting

We keep you and your solicitor informed to the best of our ability on the interest shown in your property during the campaign. Once the bidding has completed we will inform you of the highest bid and advise if there are any conditions to the sale before you agree.

Completion

Once we have secured an agreement on a potential sale, we seek a booking deposit from the proposed purchasers (subject to contract). Your solicitor and the proposed purchaser's solicitor will be informed accordingly.

Contracts are then sent by your solicitor to the proposed purchaser's solicitor, signed, and the balance (if any) of the deposit is paid. A completion date is agreed and the transaction is duly finalised by your solicitor. Our fee plus V.A.T. and relevant outstanding additional out-of-pocket expenses are payable on completion. We will give you an invoice detailing our fees once the sale is complete.
